Planning & Specifications

Do I Need Planning Permission For My Garden Room?

In most cases, garden rooms can be built without the need for planning permission under permitted development rights. Where an application is required, we will manage the entire planning process on your behalf — from preparing the submission through to approval — so you don’t have to worry about it. What Size Garden Room Can Be Built Under Permitted Development?

We can design and build garden rooms of almost any size. Every property is unique, so we assess your specific garden and requirements to maximise what is achievable under permitted development rights. The key considerations are:

*Must be to the rear of the property and not to the front or the side of the property.
*Must be an auxiliary building to the home (eg. Lounge space, gym or office) - it cannot be used as self-contained accommodation.
*Within 2 meters from a boundary it must a maximum height of 2.5 meters.
*Beyond 2 meters from the boundary the options become wide and varied and requires a more considered approach.

Planning permission will be required for anything over 15 square metres.
Up to 15m² Building regulations approval is generally not required, provided the building is not used for sleeping accommodation.
15m² – 30m² The structure should normally be positioned at least 1 metre from any boundary unless constructed using substantially non-combustible materials.
Over 30m² Buildings exceeding 30m² are generally subject to full building regulations approval.

Installation Process

How Long Does It Take To Install A Garden Room?

Most of our garden rooms are installed and completed within 4 weeks of commencement. Larger or more bespoke designs may take a little longer, but we’ll always provide you a clear Programme of Works and keep you updated at every stage of the project. This way you’ll know exactly when it will be ready.

Who Will Manage The Project On-Site?

Your project will be managed on-site by a dedicated site manager and installer. The site manager will deliver your project through all stages of the process, from breaking ground to the final completion. Supported by the management team, and your assigned designer, we believe this tried and tested process will ensure everything runs as smoothly as possible.

What Type Of Foundation Will Be Used For My Garden Room?

We always recommend the best foundation system for your specific site. In most cases we prefer to supply an engineered, reinforced concrete base. However, should the site conditions or specification dictate an alternative, we frequently use screw pile foundations as they’re strong, reliable, and cause minimal disruption — especially on sloping or uneven ground.

Will The Installation Process Be Noisy Or Disruptive?

Our installation process is quick and efficient. While some noise is expected during construction, we work cleanly and considerately to keep any disruption to your home and neighbours to an absolute minimum.

What Roofing Materials Do You Recommend?

We will recommend the most suitable roofing system based on your design and location. For flat roof designs, we typically use high-performance single-ply membrane systems such as EPDM that deliver excellent durability, weather resistance, and a long lifespan. For other roofing systems we can install tiles, slates or shingles as required.

What Materials Are Used To Insulate A Garden Room?

We use high-performance insulation throughout the walls, floor, and roof and to the same regulations as a standard home. This creates a highly energy-efficient building with excellent thermal performance, keeping the space warm in winter and cool in summer.

Will My Garden Room Have Internet Connectivity?

Yes. We can install hardwired Cat 6 Ethernet, a high-performance Wi-Fi system, or both — ensuring fast and reliable connectivity whatever your garden room is used for.

Can I Include Smart Technology And Custom Lighting?

Yes. We can integrate any ‘smart control systems’ that would you would expect in a home. Lighting, heating controls, audio systems, and other smart technology tailored to your needs and how you’ll use the space.

Can My Garden Room Be Connected To My Home's Electricity?

Yes. Every garden room is professionally connected to your home’s electrical supply. With dedicated supplies, all installations carried out will be to current regulations by qualified electricians.

Are There Options For Heating And Cooling?

Yes. We offer a full range of heating and cooling solutions including electric panel heaters, underfloor heating, Hvac systems and air conditioning — all designed to keep your garden room comfortable all year round.

What Interior Features Come As Standard?

All of our garden rooms are built to a high specification as standard and tailor made to meet your requirements. At the point of handover you can expect all rooms to be fully finished, according to your specification and ready for use. A full detailed specification is provided with every quotation.
